Best Shared Ownership Development: The Aviary

About the category: This award celebrates developments that use Shared Ownership to create desirable homes, new communities and a more accessible route onto the property ladder.

Why it was entered: The Aviary was entered because it gives first-time buyers and families a realistic route into homeownership through 84 high-quality Shared Ownership houses in an area where buying a home is often out of reach.

Best Mixed-Use Development Including Residential: Southmere

About the category: This category recognises mixed-use schemes that bring homes together with commercial, leisure or community spaces to create places where people can live, work and spend time.

About the category: This category celebrates development teams that combine ambition, innovation and strong performance to deliver high-quality homes and places that meet residents’ needs.

Why it was entered: Peabody’s Development Team was entered for delivering more than 1,500 homes, 87% of them affordable, while continuing to progress complex regeneration and sustainability projects in a challenging market.

Best Partnership: Barkingside Yard

About the category: Best Partnership recognises strong collaboration that has unlocked new homes, funding or investment and delivered clear benefits that could not have been achieved alone.

Why it was entered: Barkingside Yard was entered because a strong partnership unlocked a constrained former builder’s yard to deliver 98 homes for social rent alongside safer station access and improved public spaces.

Looking ahead to the awards

These shortlistings reflect the work that colleagues, partners, residents and local communities have put into each project.

We’re pleased to see that work recognised and look forward to celebrating at the 2026 awards ceremony, where the winners will be announced on Tuesday 24 November 2026 at the InterContinental O2 in London.
