For 28-year-old construction site manager Clement, the idea of owning a permanent home in London seemed like a distant dream. Having spent years renting, moving from one property to another, he craved the stability that he had not yet experienced.

I love that everything I need is so close by. Whether it’s popping to the shops, heading out for a walk, or meeting friends for a drink or food, it’s all right here.

Some of my favourite local spots include The Sindercombe Social, The Green Pub, Cho Sim, Rudy’s Pizza, and Shepherd’s Bush Market. When it comes to coffee, I can’t resist Deluxe Coffeeworks or The Black Farmer. The transport links are fantastic too and that kind of convenience makes such a difference day to day.”

"When I first started looking, I focused on buying outright, but time and time again, I hit a dead end with what I could afford. It left me feeling disheartened and on the verge of giving up. Everything changed when I discovered Shared Ownership. 

Suddenly, I felt hopeful again, and before long, I found the perfect flat. I understand that the term Shared Ownership might seem off-putting since it implies the property isn’t entirely yours. However, staircasing offers a real opportunity to eventually own it outright.

Clement purchased a 25% share of the property for approximately £142,000 putting down a £16,000 deposit and mortgaging the rest. His total monthly outgoings, including rent and service fees, come to around £1,200. 

“Discussing my budget with the broker was so easy. They provided potential monthly outgoing figures and explained how each would impact my mortgage long-term. From there, I could decide what I was comfortable paying. I had assumed the amount would be pretty set in stone, but having so much input gave me a real sense of control over my finances. 

It’s a stark contrast to renting, where the landlord dictates the price with little to no flexibility. I enjoyed sharing a two-bed flat, but the idea of moving frequently popped up. It just always felt out of reach. My share of the rent was £1,000/month. Now, with only slightly higher outgoings but a place of my own, I couldn’t be happier!”
